Broward also sits inside the same High-Velocity Hurricane Zone provisions of the Florida Building Code as Miami-Dade, which is why so much construction here is concrete block and poured concrete. That is good news for anchoring tall built-ins, since block holds exceptionally well once properly fastened, but it takes different anchors and more time than drywall over studs, and our crew confirms the wall type at the measure. Nothing in Broward is handed to a local subcontractor. Can you work in a 1920s Victoria Park or Rio Vista house?
Yes, and these are among the more interesting projects we take on. Both neighborhoods date to the 1920s and were built out over several decades, so the closets were sized for a wardrobe nobody keeps anymore and the walls are usually masonry with plaster rather than stud framing. We measure at multiple heights because the walls are rarely plumb, design filler and scribe strips into the piece, and confirm the substrate so the correct anchors arrive with the project. Where the original closet is hopeless, a full depth built-in wardrobe on an adjacent wall usually solves it.
Do Broward homes fall under the same hurricane building provisions as Miami-Dade?
Yes. Broward and Miami-Dade are the two counties covered by the High-Velocity Hurricane Zone provisions of the Florida Building Code, established after Hurricane Andrew. For cabinetry the practical consequence is construction type: a great deal of housing in both counties is concrete block or poured concrete, which is excellent to anchor into but requires different fasteners and more drilling time than drywall over studs. This matters most for tall floor-to-ceiling built-ins, and it is one of the specific things our crew checks during the measure.
Do you build for waterfront homes on the Las Olas Isles?
Yes, and the waterfront changes the specification more than the design. Houses on the finger isles sit directly on the Intracoastal, so airborne salt and constant humidity reach hardware first, which is why hinge, slide and rod finishes are selected with corrosion in mind. Fully sealed edgebanding matters here for the same reason it matters on the barrier islands: a lifted edge lets moisture into the panel core. Access is worth planning too, since many isle streets are narrow with limited room to stage a truck.
