Miami Beach is a barrier island with roughly eight hundred designated historic buildings in South Beach alone, most of them built between the Depression and the early 1940s. Those apartments were designed for a period when people owned a fraction of the clothing they own now, so the original closet is often a shallow alcove barely deep enough to hang a jacket, and the walls around it are masonry and plaster rather than stud framing. The work in a building like that is not installing a bigger closet, it is redesigning the wall the closet lives on. Mid-Beach and South of Fifth add postwar and recent towers to the mix, so a single stretch of the island can hold three completely different construction types.
Then there is the island itself. Salt reaches hardware long before it touches a panel, so hinges, slides and rods are specified with corrosion in mind, and edges are sealed properly because the exposed edge is where humidity gets into a panel and lifts it from the corner inward. It matters more here than on the mainland for units that sit empty for part of the year, which on this island is a large share of them. A closed unit with the air conditioning dialed back holds humidity, so ventilated sections, louvered or slatted doors and a system that keeps clothing off the floor are practical decisions, not styling ones.
We build for both sides of Miami Beach. On the Sunset Islands and the residential streets, where a truck cannot always park where you would like, we plan access and staging before install day. Can you improve the tiny original closet in a 1930s South Beach Art Deco apartment?
Yes, though the honest answer is that we usually redesign the wall rather than the alcove. Original closets in those buildings are often too shallow for a hanger to sit square, which caps what any interior fitting can do. The practical solution is a full depth built-in wardrobe run against a solid wall, designed to read as part of the room. Where the historic alcove has to stay, we rebuild the interior with double hanging, drawers and lighting and treat it as secondary storage. Walls in these buildings are typically masonry and plaster, so anchoring is planned at the measure.
Does a Miami Beach unit need different materials than one on the mainland?
The panel choice is similar, but the hardware specification and the edge detail carry more weight on the island. Salt in the air attacks metal first, so hinges, slides and rods are selected with corrosion resistance in mind, especially in oceanfront and balcony-adjacent units. Edgebanding matters everywhere in South Florida and matters more here, because a lifted edge lets humidity into the core and the panel swells from the corner inward. Those two details are what separate a closet that still closes flush in five years from one that does not.
My Miami Beach unit sits empty for months. Does that change the design?
Yes, and it is worth saying up front. A closed unit with the air conditioning dialed back holds humidity, and clothing in a fully sealed closet in that environment is asking for trouble. We build in ventilation where the design allows, favor sections that let air move, and keep the system wall hung so nothing sits on the floor where moisture collects. None of that replaces running the air conditioning at a sensible setpoint while you are away, but it makes the closet a much better place to leave clothes.
Do you install in single family homes on the Sunset Islands and the residential streets?
Yes, and the planning is about access rather than paperwork. Island and waterfront streets often have narrow approaches, limited parking and no loading area, so we confirm where the truck can stage and how the panels reach the door before install day. Some streets also carry municipal parking rules that affect a work vehicle for a full day. It is a small piece of coordination that prevents the most common delay we see on the Beach, which is a finished project sitting in a truck with nowhere to unload.
